Who does window cleaning in Naples?

Dolphin Pressure Washing

Pure water up high. Hand-detailed down low. No drips.

The short answer

Naples glass gets three things on it: salt haze from the Gulf, mineral spots from the sprinklers, and the same mildew film that lands on everything else. Then the pool cage screens catch dust and pollen and turn the whole view grey.

The work

How we do it

Done right

Pure-water pole on upper exterior glass, squeegee and hand detail on ground floor and interior glass, screens washed, tracks and sills cleared.

Pure water is tap water run through a filter that strips the minerals out. Applied through a brush on a pole, it scrubs the glass and rinses it, and because there is nothing dissolved in it there is nothing to dry into a spot. It is how we reach second-storey glass and the tops of lanai windows without ladders against the stucco.

Inside, we work with a squeegee and cloths, protect the floor and sills, and detail the edges and corners by hand. Screens come out, get washed and go back in. Tracks get vacuumed or brushed and wiped so the window slides again.

01

Count and check

We count the panes, note sprinkler spots, tint, storm shutters and anything that affects how we clean, and agree what is inside and what is outside.

02

Screens and tracks

Screens come out and get washed. Tracks and sills are cleared of the sand, dead bugs and pollen that collect in them.

03

Glass

Pure-water pole on the upper glass, squeegee and hand detail on the rest. Spots treated where the sprinklers have been hitting.

04

Check the light

We walk the house from inside and out, looking through the glass against the light, and fix anything we missed before we leave.

Straight talk

No surprises

A squeegee does not remove mineral spots

If a window cleaner tells you the sprinkler spots will come off with a normal clean, they will not. Hard water spots are minerals bonded to the glass. They need a dedicated treatment, and if they have been baking in the Naples sun for years they may have etched the surface and will lighten rather than disappear. We tell you which panes are affected and what is realistic before we start. The permanent fix is adjusting the sprinkler heads so they stop hitting the glass, and we will point out which ones.

What moves the quote

Number of panes

Windows are counted, not guessed. A ranch in Naples Park with 20 panes and a Pelican Bay home with 60 and a wall of lanai sliders are different days.

Inside, outside or both

Exterior only is faster. Interior adds moving blinds and furniture, protecting floors, and working around what is on the sills.

Height and access

Second-storey glass, glass above a pool cage roof and windows over dense landscaping take longer to reach safely.

Hard water spots

Sprinkler mineral spots need treatment beyond a normal clean. How many panes are affected and how long the spots have been there both matter.

Screens and tracks

The number of screens, how they come out, and how much has collected in the tracks all add time.

Window cleaning in detail

Pure water and why upper glass dries clean

Tap water in Naples carries dissolved minerals, and inland well water carries more. Leave a drop to dry on glass and the minerals stay behind as a spot. Pure water has been run through filters that take those minerals out until there is essentially nothing dissolved in it. Fed up a pole to a soft brush, it scrubs the glass loose of dirt and then rinses it, and because nothing is left in the water, nothing is left on the glass. It lets us clean second-storey windows and the high glass above a lanai from the ground, with no ladder leaning on the stucco and no one standing on the cage frame.

Sprinkler spots on Naples glass

Almost every Naples home has irrigation, and almost every irrigation system has at least one head that hits a window. Each cycle leaves a film of water; the sun bakes it dry; the minerals stay. After a few months the glass has white arcs on it that a normal clean does not touch. We treat them with a product that dissolves the deposit, work it in, then clean the glass properly. Fresh spots come off completely. Spots that have been there for years can etch into the glass and will improve but not fully clear. The only cure is to turn or replace the sprinkler head so the water stops landing on the window.

“The owner of Dolphin (Lucus) is very hands on and ensures client satisfaction. Dolphin has pressure washed my travertine pool deck and left if looking better than the initial installation. He just cleaned my lanai framing that was full of green algie or similar gunk. He also just cleaned the glass to my three exterior sliding doors with state of the art equipment. Dolphin also cleans my roof gutters annually. I give Dolphin a BIG FIVE STAR APPROVAL.”

FAQ

Before you call

Window cleaning questions

If yours is not here, call or text 239-200-0912 and ask.

Can you get the sprinkler spots off?

In most cases, yes. They are mineral deposits and need a proper treatment, not a squeegee. Spots left for years can etch the glass and may only improve rather than vanish. Text a photo to 239-200-0912 and we will tell you what to expect.

Do you do inside as well?

Yes, on request. Interior glass is squeegeed and hand-detailed, and we protect floors and sills as we go. Say inside and out when you call 239-200-0912 and we will quote both.

Will the pure-water pole leave streaks?

No. Pure water has no minerals in it, so it dries clear. Streaks come from tap water or from soap that has not been rinsed. If you see a streak after we leave, call 239-200-0912 and we will come look.

Do you clean the pool cage screens?

Window screens, yes, as part of window cleaning. The pool cage screens are cleaned as part of a soft wash of the house. Ask for both when you text 239-200-0912 and we will put them on one visit.
