Who does pressure washing in Naples?

Dolphin Pressure Washing

Hard surfaces only. Even passes. No stripes left behind.

The short answer

Naples concrete takes a beating. The wet season dumps rain from June through September, the shade under a pool cage never fully dries, and mildew moves in on any surface that stays damp. Add irrigation overspray and tire marks and a driveway in Park Shore or Lely Resort goes grey and blotchy in a year.

The work

How we do it

Done right

A surface cleaner on a 3,000 to 4,000 PSI machine, worked in overlapping passes, with a pre-treatment on organic growth and a separate rust remover on iron stains.

The surface cleaner is a spinning bar under a hood. It keeps the nozzles a fixed distance off the concrete, so every square foot gets the same pressure and the same dwell. A bare wand held by hand does not do that, which is why wand-only jobs come out with arcs and stripes you can see from the street.

Before the machine touches the concrete we pre-treat the black and green growth so it releases instead of being ground into the surface. Edges, steps and expansion joints get wand work at the end. Then everything gets a rinse so dirty water is not left to dry in the low spots.

01

Walk the surfaces

We look at the concrete, note rust, oil, tire marks and any cracks or loose aggregate, and tell you what pressure washing will and will not remove.

02

Pre-treat

Organic growth gets a cleaning solution and a few minutes of dwell. Rust gets its own remover. Oil gets a degreaser.

03

Surface clean

Overlapping passes with the surface cleaner, then wand work at the edges, steps and joints.

04

Rinse and check

Full rinse so nothing dries in the low spots, then a walk-through with you before we leave.

Straight talk

No surprises

We will not blast your house

If someone offers to pressure wash your stucco, your painted trim, your pool cage screens or your roof, walk away. High pressure drives water behind stucco, tears screens and strips shingle granules. We pressure wash hard flat surfaces and soft wash everything else. And we will not promise a stain is gone until we have seen it. Deep-set rust and old oil sometimes lighten instead of disappearing. We tell you that before we start, not after.

What moves the quote

Square footage

A single-car driveway in Naples Park and a three-car circle drive in Pelican Bay are different jobs. Total surface area is the first thing we measure.

How much is on it

Light dust and a year of mildew clean fast. A driveway that has not been touched in 5 years, with black growth in the aggregate, takes more dwell time and more passes.

Rust, oil and fertilizer stains

Each one needs its own chemistry and its own time. Irrigation rust along the driveway edge is the most common extra in Naples.

Surface type

Smooth broom-finish concrete, exposed aggregate, pavers and travertine each respond differently. Travertine and older pavers need lower pressure and more care.

Access and water

A working spigot near the surface, a clear driveway and an open pool cage door keep the job moving. Long hose runs and gated access add time.

Which method

Pressure wash or soft wash

What goes which way

Hard surfaces take full pressure. Painted, coated, screened and porous ones need a soft wash at low pressure or they get damaged. Here is how we split it, and if you are not sure which side your surface is on, ask before we start and we will tell you straight.

Full pressure

Hard, flat, mineral surfaces that can take a surface cleaner at 3,000 PSI and more.

  • Concrete driveways
  • Pool decks
  • Sidewalks and walkways
  • Lanai floors
  • Pavers before sealing
Soft wash, low pressure

Anything painted, coated, screened or porous. The cleaning mix does the work at garden-hose pressure.

  • Stucco
  • Painted surfaces and trim
  • Vinyl siding and soffits
  • Pool cages and screens
  • Roofs, tile and shingle
  • Wood fences

Pressure washing in detail

Why the surface cleaner matters

A surface cleaner is a round hood with a spinning bar and two or more nozzles underneath. It rides on the concrete, so the nozzle height never changes and every pass hits the surface the same way. That is what gives you a uniform finish instead of the arcs and zebra stripes you get from a wand. It also keeps overspray down, which matters on a lanai where there is furniture, a pool and screen panels within a few feet. We still use the wand, but for edges, steps and expansion joints where the hood does not reach. On a typical Naples driveway the surface cleaner does 90 percent of the work and the wand finishes the rest.

Rust, iron and well water in Naples

Head east of US 41 into Golden Gate Estates or parts of East Naples and most irrigation runs off wells. That water carries dissolved iron. Every time the sprinklers hit the driveway, the iron oxidises and leaves an orange stain that grows a little darker each cycle. Pressure washing does nothing to it and can actually spread it. The fix is a rust remover made for concrete, applied, allowed to work, then rinsed. Fresh stains lift cleanly. Old ones that have soaked in for years usually lighten a lot but may leave a shadow. Adjusting the sprinkler heads so they stop hitting the concrete is the only permanent cure.

Pool decks and lanai floors inside the cage

The floor inside a Naples pool cage is the surface that gets the least sun and the most foot traffic. Shade, humidity and splash-out from the pool keep it damp, and mildew grows in the texture of the concrete or in the joints of the pavers. It gets slick. We clean it with the surface cleaner at a pressure that suits the material, keep the spray off the screen panels, and rinse so the runoff does not sit against the pool coping. If the deck is travertine or a soft paver, we drop the pressure and lean on the pre-treatment instead. Furniture gets moved and put back.

Copied word for word, driveway rust stains and all. Nothing here is edited.

“The owner of Dolphin (Lucus) is very hands on and ensures client satisfaction. Dolphin has pressure washed my travertine pool deck and left if looking better than the initial installation. He just cleaned my lanai framing that was full of green algie or similar gunk. He also just cleaned the glass to my three exterior sliding doors with state of the art equipment. Dolphin also cleans my roof gutters annually. I give Dolphin a BIG FIVE STAR APPROVAL.”

FAQ

Before you call

Pressure washing questions

If yours is not here, call or text 239-200-0912 and ask.

Will pressure washing damage my driveway?

Not when it is done with a surface cleaner at the right pressure and distance. Damage happens when someone holds a bare wand too close and etches lines into the concrete. If you have older or spalling concrete, text a photo to 239-200-0912 and we will tell you what is safe.

Can you get the rust stains out?

Usually, yes. Irrigation rust needs a dedicated rust remover, not more pressure. Very old rust that has soaked deep into the concrete may lighten rather than vanish. Send a photo to 239-200-0912 and we will be honest about it.

Do you pressure wash the house too?

No. Stucco, paint, screens and roofs get soft washed at low pressure. Pressure washing is for concrete, pavers and stone. If you want both, say so when you call 239-200-0912 and we will quote them together.

How often should a Naples driveway be cleaned?

Most driveways here want it once a year, sooner if they sit in shade or under sprinklers. If you can see green at the edges or black in the aggregate, it is time. Text 239-200-0912 and we will come look.

Do I need to be home?

No, as long as we have access to water and the surfaces are clear. Move cars off the driveway and unlock the pool cage. Text 239-200-0912 the morning of if anything changes.
